Construction Phases
Construction Milestones
The estimated duration of construction is 52 months. Construction of the proposed development shall progress in the following phases:
Phase I: Shoring and Excavation
August 2020 – May 2021
- Drilling equipment will be on site to install a conventional earth retention system comprised of concrete caissons, soldier piles and timber lagging.
- Concrete trucks shall enter and leave the site sporadically during this work.
- Excavation of the soil down to the founding elevation shall follow shoring activities.
- Dump trucks will be exporting the excavated soil each day until this work is completed.
- Dump trucks will be asked not to idle on Lombard Street.
- Activities will take place during working hours as permitted by city of Toronto’s noise bylaws.
- It is expected that this work will produce a fair amount of noise, vibration, and dust.
Phase II: Structural Forming
12 months
- Construction of the concrete superstructure from the footing to the roof using a tower crane.
- Flatbed trailers will deliver reinforcing steel to the site on a weekly basis, primarily first thing in the morning.
- Concrete trucks shall deliver concrete to the site on a daily basis, primarily during the afternoons.
- Activities will take place during working hours as permitted by city of Toronto’s noise bylaws.
- Some concrete pours may to continue past 7pm in accordance with city of Toronto’s noise by-law.
- It is expected that this work will produce a fair amount of noise and minimal dust.
Phase III: Interior Finishing
12 months.
- Construction of the interior partitions including installation of all finishing materials.
- Small trucks and cube vans shall deliver materials on a daily basis.
- Activities will take place during working hours as permitted by city of Toronto’s noise bylaws.
- It is expected that this work will produce little to no noise or dust.
Phase IV: Occupancies
6 to 7 months.
- The Residents will take occupancy of their units and begin living in the building starting at the lower floors and progressing up the tower on a floor by floor basis.
- Interior finishes and seasonal work will continue during this phase on unoccupied floors.
- Activities will take place during working hours as permitted by city of Toronto’s noise bylaws.
- It is expected that this work will produce little to no noise or dust.
